We all know that getting a home inspection is an important part of the home buying process. It gives you the opportunity to have a professional go through the property top to bottom to make sure that you have an accurate idea as to the state of the house or condo. While we always tend to associate home inspections with home buying, it’s becoming more and more popular for sellers to include a completed home inspection as well. This could prove to be a strategic move, as it reassures potential buyers that there is nothing to hide. It also points out any current issues that you may be able to use as a tool for negotiating.

In addition to  home inspections, some companies also offer energy audits and other types of services. Finding a quality home inspector who can provide more than just the standard inspection could be a great asset. You may use them for the home buying inspection, but if things go well, you can request their service down the road.

How Much Does a Home Inspection Cost?
The cost of a home inspection can vary from one company to another, but is typically between $300-$500. However, don't automatically go with the cheapest option. It might be tempting, especially as you factor in the other closing costs. Remember: you get what you pay for. A lot of home inspectors will offer a low price as a means of getting your business, but you want to make sure that you’re working with a true professional who knows what they are talking about. The last thing you want is to get into your new home, only to discover an issue that a home inspector should have picked up on.
